THE FARM

The fattoria is located in a pretty unspoiled valley nestled in the rolling hills surrounding the medieval village of San Miniato. The position is enviable since it is within easy driving distance of the main 4 cities in Tuscany: Florence, Pisa, Lucca and Siena.

The farm dates back to 1700s. Originally it was a podere, a parcel of land of a larger estate.

Today it is a modern organic farm producing large quantities of various vegetables aromatic herbs and strawberries, and of course wine.

We grow a number of different vegetables, mainly fennel, leaks, cabbage, beats, tomatoes, potatoes, salads, asparagus, artichokes, onions and garlic, on a carefully planned rotation to ensure the land isn’t over exploited. We have just started growing aromatic herbs for which there is high demand. In Spring and Summer we grow strawberries. They do very well here and we have become justly famous in the area. Most of our fruit and vegetables goes to organic shops but we deliver weekly boxes directly to families. 

Our 2.5 ha of vineyards, planted with san gives, merlot and cabernet grapes, yield up to 10.000 bottles.

THE VINEYARD

The vineyards are planted with 1.2 ha of San Giovese, 0.7 of Merlot and 0.6 of Cabernet. We produce between 5000 and 10.000 bottles of wine every year. Il Rosso Biologico, or tuscan red, is a blend of three grapes. It changes from year to year depending on the harvest. It enjoys a good reputation in the region. Il Rosso Biologico is entirely made in-house. From grape harvest to fermentation and aging and bottling. 

The Farm

The farmcouvers 54 hectares and includes vegetable crops, two vineyards, olive grove, arable lands and coppice.
The farm dates back to 1700s.

It is a village, in the past called “Three houses” which was built in different eras and not known with certainty; it is thought that the main house (today the “villa”) was the original farmhouse in the eighteenth century, while the other buildings were added later.
The village is made up of 5 buildings
1. The Villa: about 500 m2 built from scratch by the current owners between 2010 and 2012. Formally it was a renovation but in fact only the external walls were kept; everything else starting from the foundations is new. So here is a modern two-storey villa, built in the purest Tuscan style (all the suppliers and the workforce were sourced locally), with an anti-seismic structure in reinforced concrete, the walls double insulation and latest generation systems: underfloor heating (natural gas condensing boiler), air conditioning, windows, etc.
It consists of 6 bedrooms, all with ensuite bathrooms, two living rooms, a large kitchen and various utility rooms including a laundry room and a large garage. A large terrace completes the construction. There is also an annex to the garage which can have various uses: breakfast room, company shop, gym room, etc.
2. The Red House: about 600 m2 partially renovated in 2010 with new windows, wood heating, etc.
It consists of a ground floor now used as company services (shop, office, warehouse, workshop, changing rooms, cellar) and 3 apartments on the first floor for a total of 6 bedrooms and 3 bathrooms.
An adequate renovation project could lead to the creation of up to 12 B&B rooms or alternatively 6 farmhouse apartments.
3. Il Casaletto: about 200m2 in a period building probably intended for dry warehouses. A nice existing project can include 2 apartments or 6 B&B rooms
4. The Fienile: 100 m2 of splendid rural construction which could be transformed into a restaurant or into rooms or apartments; given the great height, a large mezzanine can be designed to increase the useful surface.
5. The Shed: 100 m2 of production space that can be kept as it is or transformed into a cellar, a room for agricultural tools, etc.
There is currently no swimming pool but a good sized one could be created in front of the barn.
In total, therefore, if the interest were in an accommodation facility, about 18 rooms with bathroom could be obtained; any further increase should go through a Pma (Agricultural Improvement Program) possible in the case of the purchase of the entire property
